How is apartment painting calculated?
We use the unit’s listed square footage, rather than measured wall or ceiling area. The displayed rate applies to the selected service. Property-supplied paint is assumed; paint supplied by Big State is quoted at an additional cost.
What is included in basic make-ready pricing?
The property provides its work list and materials. We review the requested scope before confirming the job. Painting, housekeeping and repairs have their own listed rates; discuss any combined scope with us.
How are sheetrock repairs priced?
$60 minimum per repair covers the first square foot, plus $30 per additional square foot. A 2 × 2 ft. patch is 4 square feet and costs $150. Tape-and-float-only repairs are $50 each.
Do cabinet rates cover all apartment cabinets?
Yes. Same-color painting is $350 for all apartment cabinets. Color change with primer is $450. The property supplies paint at these rates.
Can I request residential or commercial work?
Yes. Contact us with the property details for a project-specific quote. Published apartment rates are intended for apartment work; other scopes are quoted individually.
